When it is time to replace a furnace

Furnaces commonly last about 15 to 20 years. Age alone is not a reason to replace one that runs well, but these are signs the end is near:

  • It needs repairs every season, and the repairs keep getting bigger.
  • A technician found a cracked heat exchanger, which can let carbon monoxide into the home.
  • Heating bills keep rising while the house feels less comfortable.
  • Some rooms never warm up, or the furnace runs constantly to keep up.

Not sure? Our repair or replace guide walks through the decision.

Choosing the new furnace

Efficiency

A furnace's efficiency rating (AFUE) says how much of its fuel becomes heat in your home. Standard furnaces are about 80 percent efficient. High-efficiency condensing furnaces reach 90 percent or more by pulling extra heat out of the exhaust. They vent through plastic pipes and need a drain for the water they make, so the house has to suit one.

Size

Bigger is not better. A furnace that is too large heats the house in short bursts, wears out faster and leaves rooms uneven. The right size depends on the home: its size, insulation, windows and layout, not just the size of the old furnace.

Single-stage, two-stage or variable speed

A single-stage furnace is either fully on or off. Two-stage and variable-speed furnaces run gently most of the time and only go to full power on the coldest days. They cost more, and they are quieter and keep temperatures steadier.

Furnace or heat pump?

A heat pump heats in winter and cools in summer, and many homes now use one alongside a furnace or instead of it. If your air conditioner is also getting old, it is worth comparing. Read heat pump or furnace, or see heat pump installation.

How a furnace replacement works

  1. We look at what you have

We see the current furnace, the venting, the ducts and the space, and ask how the home heats today.

  2. You get the price first

You get the price for the new furnace and the installation before any work starts.

  3. Install day

We remove the old furnace, install the new one and connect it, keeping the mess to a minimum.

  4. Test and walk-through

We run it through full heating cycles, check it, and show you the thermostat and the filter.

Furnace replacement questions

How long does a furnace replacement take?

A straight swap, where the new furnace goes where the old one was, is often done in a day. Changes to venting, ductwork or gas lines can add time. We tell you what to expect before we start.

Should I replace my air conditioner at the same time?

If the air conditioner is near the end of its life too, replacing both together can save a second visit, and the two are matched to work well together. If it is fairly new, it can usually stay.

Can I switch from oil to a gas furnace or a heat pump?

Often, yes. A gas furnace needs a gas line to the house. A heat pump runs on electricity and also cools. We look at your home and explain the options. See heat pump installation.

Do you replace boilers too?

Yes. See boiler replacement, or every system we install on our replacement and installation page.
