Water heater replacement

Hot water that runs out too soon, rusty water, or a puddle under the tank? We replace worn-out water heaters and help you pick the right type for your home.

If the tank is leaking now

Close the cold water valve on the pipe above the tank. For an electric water heater, switch off its breaker. For a gas one, turn the control knob to Off. Then call us.

Signs it is time to replace

Tank water heaters commonly last about 8 to 12 years. Once one is in that range, these signs usually mean it is near the end:

  • Water pooling around the base, or dripping from the tank itself.
  • Rusty or discolored hot water.
  • Rumbling or popping from sediment built up in the tank.
  • Hot water that runs out faster than it used to.

A leak from the tank itself cannot be repaired. Leaks from a valve or fitting often can, so it is worth having us look first.

Types of water heaters

Tank

The familiar storage tank, heated by gas or electricity. Simple and reliable, and usually the lowest price to replace.

Tankless

Heats water only when you open a tap, so it never runs out and takes far less space. It needs the right gas line and venting, and it costs more up front.

Heat pump water heater

An electric tank with a small heat pump on top. It uses much less electricity than a standard electric tank, and works best in a basement or other roomy space.

Indirect

A storage tank heated by your boiler. A good match for homes with hot water heat. See boiler replacement.

We look at your home and how you use hot water, and tell you which type fits.

How a water heater replacement works

  1. We look at what you have

We check the current water heater, its fuel and venting, and ask how many people use hot water.

  2. You get the price first

You know what the new water heater and the installation cost before any work starts.

  3. Install day

We drain and remove the old heater, install the new one and connect the water, fuel and venting.

  4. Test and walk-through

We fill it, check for leaks, test the hot water and show you the settings.

Water heater questions

Can a water heater be repaired instead?

Often, when the problem is a part like a thermostat, heating element, valve or gas control. When the tank itself leaks, it has to be replaced. See water heater maintenance and repair.

What size water heater do I need?

It depends on how many people live in the home and how much hot water you use at the busiest time of day, like back-to-back morning showers. We size it with you.

Is a tankless water heater worth it?

Tankless heaters never run out of hot water and take little space, but they cost more to install. They make the most sense for homes that use a lot of hot water or need the space.

What temperature should a water heater be set to?

Around 120°F is a common setting. It is hot enough for most homes and lowers the risk of scalding.
